Successful Negotiations

One of the “lost arts” of real estate is the negotiation strategy you use to help get the home you want. 

Technology has overwhelmed a lot of agents…they show a home…then scan and email an offer…with no personal contact to the listing agent or seller…and they miss out on the greatest sales opportunity available!

Every transaction is different…every seller has different motivation…and a thoughtful strategy coupled with lots of personal contact (where possible) always gets the best results.  In today’s market things are changing every two weeks…but my committment to getting you the best deal possible never changes!

Once we move into the search phase we will discuss the types of properties you are finding, and the most effective current strategies for getting your offer the best possible consideration.

Structuring an offer that gets accepted the first time has a lot to do with how well we pre-play the game.  Here are a few things to consider that will make any offer stronger:

  • How well have you identified the seller’s motivation?  What is their goal with this sale…are they most concerned with money?  What are the sellers looking for in the new owners?
  • Have you presented your complete financial picture?  Is it easy to see where your loan and down payment are coming from? 
  • What have you done to assure the seller that you are able to secure the loan?
  • Does the escrow period match the seller’s needs?  Do they have a specific timeline they must meet?
  • Are you offering any special terms that make your offer stronger than others?  Can you finish inspections in a shorter than normal time? Are you able to waive loan contingencies? 
  • What makes your offer easier to accept or more solid than any other offer?

These are just a few of the things we will consider…and present to the seller in the best possible way!

OK…once you complete the negotiation process and are in escrow you will need to consider the issues of  Inspections and Repairs!
